As part of my total property management solution, I
carry out a comprehensive check list and undertake the following:

Locate and qualify prospective tenants

My tenancy applications are subject to strict
rental, business and personal checks, including credit checks
through the National Tenancy Database

All lease agreements are in writing
-
All tenants are provided with a condition report at
the commencement of the tenancy completed by me

Rental is to be paid monthly in advance
-
Tenants pay rent by using RentCard facility
-
All rental monies upon receipt and after a five day
clearance period will be disbursed together with a monthly statement
detailing the income and expenditure and including original accounts
approved by the owner

Attend to maintenance requests from tenants and take
appropriate action

Conduct regular routine inspections of the premises
-
Pay Body Corporate and statutory charges as directed
including Water Rates, Council, Insurances, etc.

Provide and maintain effective collection of rental
arrears and proceed with the appropriate action should the tenant
fall in arrears

Prepare Tribunal Applications in accordance with the
Residential Tenancy Act 1997

Provide an end of financial year report summarising
all income and expenditure

To regularly advise and administer rent reviews and
lease renewals
-
To inspect the property at the end of the tenancy
and finalise the return of the Bond in accordance with Residential
Tenancies Act 1997

To ensure efficient tenancy changeover to minimise
loss to the owner and lengthy vacancy periods
-
To display and market all available properties in an
accurate and up to date format including internet uploads to
relevant web sites to maximise market exposure
